Hoarding conditions vary too much for a flat rate, so we quote from a short video walkthrough — it lets us see volume, access, and any biohazard concerns without an uncomfortable in-person estimate. Whatever we quote is fixed in writing before we start.

What to expect on the day
We arrive with a plan agreed from your walkthrough and a crew sized to the job. We work systematically, room by room, sorting as we go rather than clearing blindly — that is how we find the documents, photographs, and valuables that get set aside for you. You are welcome to be present or to hand us a key and step away; many clients find the second option easier, and either is fine. When we finish, the home is empty, swept, and ready for sale, repair, or a fresh start.

Lighter situations may run $1,500 to $4,000; severe, multi-room or biohazard-condition homes cost more. You always get a fixed written price before we begin, and it does not move unless the scope does.
- Do you find and return important items?
- Yes — this is central to how we work. We sort carefully for documents, photographs, cash, jewelry, and other valuables, set them aside, and hand them to you directly. It is common to recover meaningful items and money that were long thought lost.
- Can you handle biohazard conditions?
- We handle many heavy-clutter and lightly contaminated situations directly, and for jobs involving significant biohazard — pests, mold, or waste — we take the right precautions and coordinate specialized remediation where it is needed. - How long does it take?
- Most single-family hoarding cleanouts take one to three days depending on volume and access. We can often start within a few days of your approval, and we will give you a realistic timeline with your quote.
- Can you work discreetly?
