- How do you price a cleanout?
- By volume and access, not by the hour. Send photos or a walkthrough video and we give you one fixed written price before we start. It only changes if the scope changes — for example, if a packed attic turns up that wasn’t in your photos.
- How fast can you come?
- Same-day and next-day are often available for smaller jobs, and most three-bedroom homes are cleared in a single day. Tell us your deadline and we’ll work to it.
- Do I need to be there?
- No. We regularly work from a lockbox or gate code, which is how we serve out-of-state executors. We’ll keep you updated by text and photo throughout.
- What happens to documents, photos, and valuables?
- They’re set aside, never discarded. Documents are boxed, every photograph is kept, and jewelry, cash, coins, and firearms are photographed, logged, and handed to you directly.
- Do you donate or recycle?
- Whenever we can. Usable furniture and goods go to local charities, e-waste and metal are recycled, and you receive an itemized donation receipt for your records or the estate’s.
- What can’t you take?
- Hazardous materials — paint, solvents, oil, chemicals, propane, medical waste — and some refrigerant appliances need special handling. See our what-we-take page for the full list, and we’ll flag anything on the day.
- Are you licensed and insured?
- Yes. Every crew that works a job carries insurance and signs an agreement naming Valley Cleanout Co. LLC as additional insured.
- Do you offer invoicing for property managers?
- Yes — established property management companies get net-15 invoicing and volume pricing. See our eviction and turnover page or call us to set up an account.
- How do I pay?
- For most residential jobs, payment is due on completion. Property management accounts are invoiced net-15. We’ll confirm the method when we confirm your quote.
- What areas do you serve?
- The Phoenix metro and the surrounding Valley — Phoenix, Scottsdale, Mesa, Tempe, Chandler, Gilbert, Glendale, Peoria, Sun City, Surprise, and more. If your city isn’t listed, call; we likely cover it.
